Common pitfalls to be aware of when making a property purchase

Over the last year, the UK property market has flourished as properties sold at a record rate. After beating off the competition and having your bid accepted, you may think that the most stressful period is over. However, all too often we find that people have suffered significant financial loss due to conveyancer negligence.

Here are some of the pitfalls of purchasing a property to be aware of:

  • Misinterpreting, or failing to complete, essential land searches;
  • failure to identify or advise on planning restrictions, restrictive covenants, ground rent clauses, surveys, rights of ways or adverse entries on searches; 
  • failure to remove a registered charge;
  • not establishing that there is a building regulation certificate in place.

The above examples are non-exhaustive but can demonstrate how costly an error could be. Therefore it is paramount that your conveyancer undertakes a robust and thorough review of all of the legal documents relating to the purchase of your property to ensure that you are fully aware of what you are buying and any obligations that you may have.
